The UK Adviser Group has completed a £2.8m commercial mortgage facility with LHV Bank for a social housing portfolio investment.

The transaction, led by Joshua Lee, complex property finance specialist at The UK Adviser Group, was structured around a portfolio of properties with long-term leases to housing providers, including several HMO properties.

The financing required a lender comfortable with investment value underwriting and the lease structures used in social housing.

After reviewing the market, LHV Bank was chosen as the institutional partner for the deal.

During the process, technical obstacles arose, and LHV Bank worked closely with the brokerage team to find solutions and ensure the deal reached completion.

Lee said: "This was a transaction that required detailed knowledge of both the lender market and the specific dynamics of social housing investment financing.
